32. This chapter applies to every contract between a natural person and a broker under which the broker undertakes to act as intermediary for the sale, leasing or exchange(1) of part or all of a chiefly residential immovable containing less than five dwellings;
(2) of a fraction of a chiefly residential immovable subject to a declaration of co-ownership under articles 441b to 442p of the Civil Code of Lower Canada.
